Gifting property in the UAE, whether to a family member or loved one, is a meaningful decision. At AURRIA, we guide you to ensure that it’s done properly, legally, and without the hassle.

We begin with a quick consultation to confirm the relationship between the donor and recipient (parents, children, spouse, or siblings) and verify eligibility for a gift transfer under DLD regulations.

We collect and review all required documents, including:

  • Valid passports & Emirates IDs
  • Original title deed
  • No Objection Certificate from the developer (if applicable)
  • Relationship proof (birth certificate, marriage certificate, etc.)

Need Help With Attestation?

If your marriage or birth certificate needs attestation locally or abroad, including through the UAE Ministry of Foreign Affairs (MOFA), we’ll arrange everything for you.

DLD requires an official property valuation from a certified value. We coordinate this on your behalf and ensure the valuation is submitted correctly, this will be the basis for the transfer fees.

If the property is within a freehold community or under a developer, we arrange the No Objection Certificate, ensuring there are no outstanding dues or objections to the gift transfer.

We prepare and submit the gifting application at the Trustee Office. Both parties (giver and recipient) will be required to sign in person or via Power of Attorney. If you’re overseas, AURRIA can represent you under POA.

We manage all payments and guide you through the final steps:

  • 0.125% of the property value (gift transfer fee)
  • AED 2,000–4,000 (trustee office fees)
  • AED 250–500 (title deed issuance) AED
  • 40 knowledge fee + AED 10 innovation fee Once payments are processed and documents approved, the transfer is finalized.

The new title deed is issued in the name of the recipient and sent via SMS and/or physical collection. We ensure both parties receive confirmation and a copy of the final document

If your property is currently owned under a company name and you wish to transfer it to another entity (within your group structure or to a partner/shareholder), AURRIA ensures the process is seamless, legally sound, and aligned with UAE regulations.

  • Entity verification & legal structure review
  • Coordination with trustee offices and developers
  • Corporate resolutions and Power of Attorney if required
  • Tax implications, compliance checks, and valuation
  • Full documentation and title transfer
